Barnett Villas Opens in Orlando; Designed by FK Architecture
On May 29, 2026, FK Architecture joined community leaders and project partners to celebrate the ribbon-cutting of Barnett Villas Apartments, a 156-unit affordable housing community in Orlando. Developed in partnership with Banyan Development Group, the newly completed garden-style community at 1000 Barnett Villas Drive offers new one-, two-, and three-bedroom homes, along with a clubhouse and shared amenities.
The event marked another important milestone tied to Orange County’s Affordable Housing Trust Fund initiative and highlighted what’s possible when public, private, and nonprofit partners align around a shared goal: expanding access to high-quality housing in Central Florida.

Designed for families and built to stay affordable long-term
Barnett Villas was designed to support families with high-quality, efficient housing that meets long-term neighborhood and community needs. The development serves households earning 50–70% of Area Median Income (AMI) and will remain affordable for 50 years, reinforcing housing stability and predictability for residents.
A collaborative funding model supporting local impact
A project like Barnett Villas requires deep coordination among design and construction, as well as the assembly of a funding structure that enables long-term affordability. Construction and permanent funding included multiple public sources, including the Florida Housing Finance Corporation’s (FHFC) Bond, Viability, and 4% Housing Credit programs, as well as investment support from Enterprise Community Partners, Bellwether, and Deutsche Bank. Orange County contributed $9.3 million through its Affordable Housing Trust Fund, established in 2020 to help create and preserve affordable units through strategic public-private partnerships.
More broadly, the urgency around housing stability continues to be reflected at the federal level. Most recently, in HUD’s June 1, 2026, announcement of a $4.04B Continuum of Care funding opportunity supporting housing assistance and services.
Community leaders gathered to celebrate progress
Speakers at the ribbon-cutting event included Mayor Jerry Demings, County Commissioner Michael Scott, and FHFC Board Member Ron Lieberman, as well as representatives from Banyan Development Group, LLC. Attendees toured the community and learned more about residences, amenities, and support services provided by AGPM, LLC, and nonprofit partner Treehouse Foundation.
FK Architecture’s continued commitment to affordable housing
Barnett Villas is one example of FK Architecture’s longstanding focus on affordable housing work that extends across Florida, the Southeast, Texas, and communities nationwide. In fact, FK has surpassed the 5,000-unit milestone in affordable housing, supporting developers, housing authorities, and mission-driven organizations since the early 1970s.
“With nearly half of all renter households still cost-burdened, the demand for innovative, community-centered housing solutions has never been more urgent,” said Linehan. “At FK Architecture, we view this challenge as a call to action.”
